The purchasing process in Spain differs substantially from what you are used to in the Netherlands or Belgium. No worries: with the right steps and guidance, you will get through it smoothly.

The process begins as soon as you have found your dream home with a reservation contract (Contrato de Reserva), which takes the property off the market for a small deposit. This is followed by the most important part: the due diligence investigation by a lawyer. This checks whether the property is free of debts and all permits are in order. If everything gets the green light, you sign the preliminary purchase contract (Arras) and make a deposit of usually 10%. The final step is the transfer at the Spanish notary, where the Escritura (title deed) is signed and you officially receive the keys.
